REAL ESTATE TRANSITIONS

Ready to
step away?

I work with owners of highly appreciated real estate and their advisory teams when tax consequences make it difficult to sell and move on.

REAL ESTATE / A DIFFERENT ROLE
01

You would prefer to sell.
The tax consequences matter.

02

You want to simplify.
Not another property to oversee.

03

Your plans have changed.
The property no longer fits.

WHAT MAY CHANGE

Less to manage.
More scale.
Still real estate.

A Delaware Statutory Trust (DST) changes both the owner’s day-to-day role and the scale of the real estate involved. Instead of directly acquiring and operating another property, a client may own an indirect interest in larger-scale, professionally managed, institutional-grade real estate. That shift comes with materially less control and illiquidity during the sponsor’s anticipated holding period.Explore a different way to own

WHEN TAXES COMPLICATE A SALE

The value of tax deferral.

The tax consequences of selling can reflect both appreciation and years of prior depreciation. A properly structured 1031 exchange may defer eligible gain attributable to both, leaving more proceeds available for replacement real estate. A qualifying DST interest can serve as that replacement without another property for you to manage.

Tax deferral postpones tax rather than eliminating it. Some gain may remain taxable. Your tax advisor should evaluate your circumstances.

CONSIDERING A CHANGE

Start with what matters to you.

01 / UNDERSTAND

What do you want to change?

We begin with your reasons for selling, your timing, and how you would like to simplify your life.

02 / EVALUATE

What could replace the property?

I help you evaluate DST private placements based on your priorities, exchange equity requirements, monthly income targets, and the property types you’re interested in.

03 / COORDINATE

How does it come together?

I work alongside you and your other advisors to coordinate the replacement-property transaction, from identification through closing.
